The Griffin Group Concierge Program

A Simpler Way to Prepare Your Home for Sale

Many homeowners know their property could benefit from updates but are unsure where to begin, what work is worthwhile or how to manage the process before selling.

The Griffin Group Concierge Program is a full-service property preparation and renovation solution created specifically for sellers. We assess the home, identify improvements intended to strengthen its marketability, coordinate the approved work and prepare the property for sale.

For approved projects, renovation costs may be advanced and repaid from sale proceeds when the transaction closes. Eligibility, scope, repayment obligations and all other terms are confirmed in writing before work begins.

How the program works

Five stages, one coordinated team

Each stage is agreed with you before the next one starts. Nothing proceeds without your written approval.

01

Home Evaluation and Strategy

We review the property, local market, likely buyer profile and comparable sales. From there, we identify updates that could improve presentation, reduce buyer objections or strengthen the home's competitive position.

02

Prioritized Improvement Plan

Recommendations are tailored to the home and may range from cosmetic updates to larger renovations. The objective is to focus resources where they are most likely to matter rather than renovate unnecessarily.

03

Renovation Coordination

Our team coordinates design decisions, quotations, contractor scheduling, trades and finishing details for the approved scope of work.

04

Market Preparation

Once the work is complete, we prepare the home for launch with staging guidance, professional visual assets and a tailored pricing and marketing strategy.

05

Listing and Sale

The Griffin Group manages showings, feedback, offers, negotiation and the path to closing. Any advanced renovation costs are handled according to the signed program agreement.

Potential improvements

From a Coat of Paint to a Full Renovation

The scope follows the property and the market it is competing in—never a fixed package.

Interior and exterior painting

Kitchen and bathroom updates

Flooring, lighting and fixture upgrades

Minor repairs and cosmetic improvements

Landscaping and curb appeal

Decluttering, styling and staging

Larger renovations when supported by the property and market opportunity

Benefits

Why sellers use the program

Focused spending, one point of contact, and a presentation built around the buyer your home is actually competing for.

Focused Spending

Recommendations are based on the property, local competition and buyer expectations—not on a generic renovation checklist.

No Upfront Renovation Payment

For approved projects, renovation costs may be advanced and repaid at closing, helping eligible sellers avoid funding the work before listing.

One Coordinated Process

The team manages the approved work from planning through completion, reducing the time and effort required to source and supervise multiple providers.

Stronger Market Presentation

A clean, updated and well-presented property can make a stronger first impression and compete more effectively with comparable listings.

Real Estate and Renovation Alignment

The improvement plan and selling strategy are developed together, keeping the work focused on the intended market launch.

Different homes, different price points

The Work Follows the Property, Not a Template

A traditional family home may benefit from paint, lighting and improved curb appeal. A luxury property may require premium finishing, custom detailing and a more elevated presentation strategy.

The Griffin Group recommends work based on the individual property, target buyer and current market—not a predetermined level of renovation.
